How to Calculate GHMC Property Tax Payment?
The GHMC property tax is calculated based on the annual rental value of the property, which the GHMC determines based on various factors such as the nature, usage, size, location, and age of the property.

The GHMC property tax rates are different for residential and non-residential properties. The following table shows the tax rates for residential properties. The rates are inclusive of lighting, drainage, and conservancy tax.

Steps to Calculate GHMC Residential Property Tax
The steps to calculate GHMC residential property tax are as follows:
- Visit the GHMC official website and click on the Property Tax Calculator link.
- Enter the necessary details, such as the property type, size, location, and age.
- Click on the ‘Calculate’ button to get the tax amount.
Alternatively, you can also use the following formula to calculate the residential property tax:
Property Tax = Plinth Area x Monthly Rental Value per sq ft x (1 – Age Rebate) x 12 x Tax Rate
Where,
- Plinth Area is the total built-up area of the property, including balconies, parking, lawns, etc.
- Monthly Rental Value per sq ft is the monthly rent fixed by GHMC for each locality and usage.
- Age Rebate is a percentage deduction given for older buildings as per the following table:

Steps to Calculate GHMC Commercial Property Tax
The steps to calculate GHMC commercial property tax are similar to the residential property tax, except that there is no age rebate for commercial properties. You can use the following formula to calculate the commercial property tax:
Property Tax = Plinth Area x Monthly Rental Value per sq ft x 12 x Tax Rate
How to pay GHMC Property Tax?
GHMC property tax is an annual or semi-annual levy imposed on the owners of buildings or lands within the GHMC limits. Property owners can pay their property tax online or offline through various modes offered by GHMC. The following are the steps to pay GHMC property tax online and offline:
Online Payment
- Visit the official website of GHMC at https://www.ghmc.gov.in/ and click on ‘Online Payments’ and select ‘Property Tax’ from Menu.
- It will redirect to the online payments page. Select ‘Property Tax Payment’ under the ‘Property Tax’ option.
- Enter your Property Tax Identification Number (PTIN) and registered mobile number and click ‘Get OTP’.
- Enter the OTP received on your mobile and click on ‘Submit’.
- You will see your property tax details, such as the owner’s name, address, assessment year, tax amount, etc. Verify the details and click on ‘Pay Now’.
- You will be redirected to a payment gateway where you can choose your preferred mode of payment, such as credit card, debit card, net banking, UPI, etc., and complete the transaction.
- You will receive a confirmation message and a receipt for your payment. You can also download or print the receipt for future reference.
Offline Payment
- You can pay your property tax offline by visiting a Mee-Seva counter, Citizen Service Centre, bill collector, or any branch of the State Bank of Hyderabad.
- You will have to carry your PTIN number and a cheque or demand draft drawn in favour of the GHMC commissioner.
- You will have to fill out a challan form with your property tax details and submit it along with your payment mode.
- You will receive a receipt for your payment. You can also check your payment status online by entering your PTIN number.
Due Dates to Pay GHMC Property Tax
GHMC property taxes are required to be paid on time. There are preset due dates for all owners, which they need to adhere to. Anyone failing to pay their taxes before the due date will have to face consequences such as interest, legal notice, attachment of property, and so on. Therefore, it is only prudent to remember the important dates for GHMC property tax payment.

Documents Required for GHMC Property Tax Payment
The documents required for GHMC property tax payment depend on the mode of payment chosen by the property owner. The following are some of the common modes and documents required:
Online Payment
The property owner can pay the property tax online through the GHMC website or mobile app by entering the Property Tax Identification Number (PTIN) and a registered mobile number. No other documents are required for online payment.
Offline Payment
The property owner can pay the property tax offline by visiting a MeeSeva counter, Citizen Service Centre, bill collector, or any branch of the State Bank of Hyderabad. The property owner will have to carry the following documents to make the payment:
- Sale deed
- Occupancy certificate
- Copy of the building plan
- Cheque or demand draft is drawn in favour of the GHMC commissioner
New Property Assessment
Suppose the property owner wants a new property assessed for tax purposes. In that case, they will have to submit an application with the following documents to the concerned Deputy Commissioner or Citizen Service Centre within 15 days of completion or occupation of the building:
- Building permission
- Occupancy certificate
- Sale deed
- Photographs of the building
- Any other document as required by GHMC
GHMC Property Tax Rebate and Exemption
GHMC offers some rebates and exemptions on property tax for residential and non-residential property owners in Hyderabad.
- GHMC offers a 5% discount for full payment of property tax before April 30 of every year.
- GHMC also offers lucky draw prizes for advance payment of property tax at any time of the year.
- GHMC announced a 50% rebate in property tax for residential property owners in the state as a one-time relief due to the Covid-19 pandemic and heavy rains. The rebate is applicable for those who have been paying property tax up to Rs 15,000 annually in GHMC limits and up to Rs 10,000 in other municipalities and corporations.
- GHMC exempts certain properties from property tax or grants concession based on the ownership, usage, or nature of the property. Some of the categories of exempted properties include properties owned by NPOs, veterans, government organisations, and religious orders. Moreover, spaces used for worship, charity, education, or health care are also exempted. Additionally, any please affected by a natural calamity or any sort of major accident can also be considered in this list.
Penalties and Consequences for Non-Payment of GHMC Property Tax
Property owners in Hyderabad are legally obliged to pay their property tax on time, failing which they may face penalties and consequences such as:
- A penal interest of 2% per month on the outstanding amount in case of delay beyond the due dates.
- A legal notice from GHMC demanding the payment of arrears along with interest and penalty.
- A seizure or attachment of the property by GHMC for recovery of dues.
- Cancellation or suspension of any license or permission granted by GHMC for the property.
- A denial or restriction of any civic service or facility provided by GHMC for the property.

GHMC Property Tax Assessment and Revision
Assessment and revision of property taxes prior to estimating the amount to be paid by the owner of a property in Hyderabad is essential on the part of GHMC. A few factors come into play when determining GHMC property taxes. These are based on the following.
- The nature of the building (residential or non-residential)
- The usage of the building (commercial, industrial, educational, etc.)
- The plinth area of the building (the built-up area including balconies and garages)
- The locality of the building (the zone or circle where it is located)
- The age of the building (the depreciation rate applied)
The procedure for assessing and revising property tax varies depending on whether it is a new or existing property.
For new property owners, submitting applications with relevant documents to the concerned authority is imperative. All this needs to be sorted out within 15 days of the completion of the building. However, one has the provision to do an online self-assessment by providing property-related documents and data. The application is forwarded to the concerned authority for inspection. After the PTI Number and House Number generation, a notice will be issued to the property owner. Moreover, for existing properties, there is no revision of property tax on residential buildings.
